Do you represent me as my listing agent?

Yes. Ubiquity Real Estate Group provides full representation as the broker of record throughout the transaction.

Do you negotiate offers and communicate with buyers on my behalf

Yes. As part of full representation, we communicate with buyers and buyer agents and negotiate offers on your behalf through closing.

Will my home appear on Zillow, Realtor.com, and other websites

Yes. Once your listing is published to the MLS, it is syndicated to major consumer websites that pull directly from the MLS, including Zillow, Realtor.com, Redfin, Homes.com, Trulia, and others.

How are showings handled?

Showings are managed through an automated showing request system. You receive a text or call to approve or decline requests, giving you control over access to your property.

Can I make changes to my listing after it goes live?

Yes. Listing changes such as price updates, description edits, photo updates, or status changes are available and billed per request as outlined in the terms.

Are marketing services required

No. Marketing and advertising services such as photography, paid ads, printed materials, or enhanced exposure are optional. You choose which services to purchase based on your goals and budget.

Are there cost savings compared to traditional listings

Many sellers find cost savings by choosing only the marketing services they feel add value, rather than paying for bundled services they may not need. Full representation is still provided regardless of which optional services are selected.

Is the upfront listing fee refundable

No. Once the listing has been entered into the MLS, the upfront listing fee is non refundable as services are considered rendered.

How are you able to charge 1.5% and still offer full representation

Our fee structure is based on efficiency, transparency, and choice. Instead of bundling every possible marketing and support service into a single commission, we separate representation from optional marketing expenses. Full representation, including pricing strategy, negotiation, and transaction oversight, is always provided. Sellers choose which marketing services to invest in, if any, based on their goals. This also means sellers are not paying for marketing costs incurred on other homes that did not sell. By eliminating that shared overhead and focusing resources only where they add value, we are able to offer full representation at a lower success based fee.
